Commercial Sales Account Executive

Position Overview

As a Commercial Sales Account Executive at Bay Mechanical, LLC, you will be a key member of our Commercial Service team. You will be responsible for identifying, pursuing, and securing commercial service opportunities, including preventive maintenance agreements, HVAC and plumbing service contracts, repair work, small projects, and retrofit opportunities. The ideal candidate will have strong sales discipline, excellent communication skills, and the ability to build trusted relationships with building owners, property managers, facility directors, general contractors, and commercial clients throughout the market.

 

Key Responsibilities

Business Development:

  • Identify and pursue new B2B commercial service opportunities with property managers, facility managers, building owners, general contractors, municipalities, healthcare facilities, schools, industrial clients, and commercial businesses
  • Develop and maintain a consistent pipeline of qualified prospects through cold calls, site visits, networking, referrals, bid opportunities, and industry relationships
  • Promote Bay Mechanical’s commercial service offerings, including HVAC service, plumbing service, preventive maintenance agreements, repairs, replacements, and small project work
  • Schedule and conduct client meetings, site surveys, and presentations to understand customer needs and recommend service solutions

Account Management:

  • Build and maintain strong long-term relationships with new and existing commercial customers
  • Serve as the primary point of contact for assigned accounts, ensuring professional communication, follow-up, and customer satisfaction
  • Partner with service operations, dispatch, technicians, estimators, and management to deliver responsive and reliable service to customers
  • Monitor customer accounts for additional service needs, renewal opportunities, and expanded scope opportunities

Sales and Estimating Support:

  • Prepare and present proposals for preventive maintenance agreements, service repairs, replacement work, and small mechanical/plumbing projects
  • Assist in developing pricing strategies that are competitive, profitable, and aligned with company goals
  • Review customer buildings, equipment, service history, and operational concerns to develop accurate scopes of work
  • Follow up on proposals, negotiate terms, and close sales in a timely and professional manner

Market and CRM Activity:

  • Maintain accurate records of prospects, customer interactions, proposals, follow-ups, and sales activity in the company CRM or tracking system
  • Track sales pipeline, revenue opportunities, close rates, and customer retention
  • Stay informed on market conditions, competitors, customer needs, and commercial construction/service opportunities
  • Represent Bay Mechanical professionally at networking events, trade associations, customer meetings, and industry functions

 

Qualifications & Requirements

Experience:

  • Minimum of 3 years of B2B sales experience, preferably in commercial service, mechanical contracting, HVAC, plumbing, facilities management, construction, or related industries
  • Strong ability to prospect, develop relationships, and close new businesses
  • Excellent communication, presentation, and negotiation skills
  • Ability to read customer needs and translate them into practical service solutions
  • Self-motivated, organized, and capable of managing multiple opportunities at one time
  • Professional appearance and strong customer service mindset
  • Valid driver’s license and reliable transportation

 

Preferred Experience:

  • Experience selling commercial preventive maintenance agreements
  • Knowledge of HVAC, plumbing, mechanical systems, or commercial building operations
  • Existing relationships with property managers, facility directors, building owners, general contractors, or commercial clients
  • Experience using CRM software, estimating tools, or sales tracking systems, Service Titan preferred

  • Develop a consistent pipeline of qualified commercial service prospects
  • Meet or exceed assigned sales goals for new revenue, maintenance agreements, and account growth
  • Increase Bay Mechanical’s presence with commercial customers and general contractors
  • Maintain strong customer relationships and support account retention
  • Provide accurate reporting on sales activity, opportunities, and forecasted revenue

 

Compensation

Compensation may include a competitive base salary, commission or incentive structure, vehicle allowance, phone allowance, and benefits package based on experience and company policy.
